Forest Avenue Extension, Busti
$199,900
R1724827 MLS
Sixty acres of hardwoods that start at Forest Avenue and run back toward the north, five minutes from downtown Jamestown. That combination doesn't come up often on this side of the county. The land rises from the road, so the farther in you go, the more it feels like you left town. Truck trails run deep into the woods, which means a ladder stand, a load of firewood or a November deer comes out in the bed of a pickup instead of on your back. The timber is mostly mature hardwood, with a lot of big shagbark trees dropping mast in the fall and thick cover between them where deer spend the daylight hours. On a still morning in late October you can sit on one of those trails, listen to the leaves, and hear them coming long before you see them. It also works as a place to live. The parcel is zoned residential, fronts on Forest Avenue and has electric at the road. A house set just up the rise would have the road in front, the woods behind it, and a five minute drive to groceries. Build first and hunt it, or hunt it for a few seasons and build when you're ready. With that much land and road frontage, carving off a building lot or two down the road is a possibility too, subject to Town of Busti approval. The practical side: about 60 acres in the Town of Busti, Jamestown school district, roughly three miles to I-86, not in an agricultural district. An active, producing gas well sits on the property with an access easement to reach it. Oil, gas and mineral rights are not owned by the seller and do not transfer. Climb to the top of the rise on a fall afternoon, when the low sun comes through the shagbarks and Forest Avenue is somewhere behind you. That's where this property makes the most sense.

Forest Avenue Extension, Busti

Concord Drive, Pomfret
$58,900
R1724304 MLS
The property is almost entirely wooded with a mix of hard maple, soft maple, black cherry, red oak, beech and more. There are brushy areas that are providing excellent cover for deer as much of the white ash that once thrived on the lower elevations has succumbed to the Emerald Ash Borer. This has created openings that have filled in with other young hardwoods, brush and early stage briars and blackberries, all helping the wildlife thrive here. There are also some really nice pockets of more mature hardwoods throughout the property, creating a matrix of cover types that all benefit the resident wildlife. Multiple shallow drainages add a water source for wildlife throughout the year. The topography is all an easy downhill grade from south to north toward Lake Erie. As such, with some investment on the site clearing of trees, it seems possible to create a view to Lake Erie from here. It can be challenging near the road and internal utility line, but it may be possible (though not inexpensive) if desired. There is an overhead electric utility easement (household electric) on the property that runs north-south and is 100-120 feet inside the property from the road front. This is an ideal location for home or camp as it is only about 5-6 miles to either Fredonia or Cassadaga for all the amenities and about 8 miles to Lake Erie for all the boating and phenomenal bass and walleye fishing it offers in the region. Fantastic steelhead fishing is also nearby on both Canadaway Creek and Chautauqua Creek. Interstate 90 is also only about 8 miles from here.

Concord Drive, Pomfret

Spencer Road, Kiantone
$299,900
3 Beds ⋅ 1 Baths ⋅ R1723758 MLS
Walk up through the hayfields on this 61.58 acres and stop where the ground levels out. The valley opens up below you, and the hills stack one behind another as far as you can see. The land faces east, so the sun comes up over those hills and lands on the fields first thing. That view is what makes this property, and it sits about 10 minutes from Jamestown. A driveway is already in off Spencer Road, so getting a truck, a camper or a builder onto the land doesn't start with an excavator. The ground is level to gently rolling, which gives a home site more than one good option. Put the house up high with the valley out the front windows, or set it back against the hardwoods where the woods wrap around the yard. The fields have been kept in hay, and it shows. They're cut clean to the hedgerows, with no brush creeping in from the corners. Roughly three quarters of the property is open, mostly Dalton and Fremont silt loam on gentle slopes that the USDA classes as farmland of statewide importance. It's in hay today, but it doesn't have to stay that way. A buyer can keep cutting it or work it up into tillable ground for crops, and either way starts with fields that have been cared for. About 15 acres of hardwoods sit in the southeast corner, where the land drops off more steeply, and there's harvestable timber in there. That's value standing in the woods, ready whenever the next owner decides to cut. The woods also put deer cover right next to open feeding ground, and the hedgerows give them a path from one field to the next. There's about 478 feet of frontage on paved Spencer Road with electric along it, no mapped wetlands, and the property is in the Frewsburg Central School District. A listing can describe the view, but it can't do it justice. Drive up early, climb to the top of the hayfield, and watch the sun come up across the valley.
